How do mortgage comparison rates work?
Comparison rates show you the initial interest rate a lender is advertising for a mortgage product. They're pulled live from lenders across the market so you can see at a glance what's available. Keep in mind that the rate you actually receive will depend on your personal circumstances — things like your income, credit history, deposit size, and the property itself.
What is LTV and why does it matter?
LTV stands for Loan-to-Value — it's the percentage of the property's value you're borrowing. For example, if you're buying a £200,000 home with a £40,000 deposit, you'd need an 80% LTV mortgage. The lower your LTV, the less risk you represent to a lender, which typically means you'll be offered better rates.
Should I choose a fixed or variable rate mortgage?
A fixed rate keeps your monthly payments the same for an agreed period (usually 2, 3, or 5 years), giving you certainty and protection if rates rise. A variable rate can go up or down in line with the Bank of England base rate or your lender's standard variable rate. What is the difference between the initial rate and the APRC?
The initial rate is what you pay during the deal period (e.g. the first 2 years). It's useful for comparing the overall cost between products, not just the headline rate.
